Introduction to the Tribeca Development
The Tribeca project is a groundbreaking life sciences development that is reshaping the King’s Cross landscape. Covering over 700,000 square feet, this ambitious scheme will incorporate modern laboratory and office spaces, residential apartments, retail units, and a vibrant public realm. Set within London’s Knowledge Quarter, it will contribute significantly to the area’s urban living and scientific research capabilities.
Project Details and Timeline
Conducted between the Regent’s Canal and St. Pancras Way, the Tribeca development aims to convert a former industrial site into a high-performance campus conducive to commercial innovation. Our role commenced with a pre-construction services agreement focusing on mitigating design risks and resolving logistical challenges. Appointed at RIBA Stage 3, we are now tasked with leading the technical coordination of the project, with works slated for completion in 2027.
Building Breakdown and Features
The project encompasses critical elements such as a site-wide basement with extensive below-ground services and three commercial buildings designed to shell and core specifications. In addition, a residential block will feature full fit-out amenities and pedestrian-friendly public realm enhancements. Special attention has been given to complex MEP, façade detailing, and basement interfaces to fulfill the stringent performance criteria demanded by life sciences tenants. Notably, Plot B, also known as The Reflector, will offer 129,000 square feet of laboratory and office space featuring a striking brick and metal façade.
