Introduction to the West Cromwell Road Project

The West Cromwell Road case study showcases a major mixed-use scheme that aims to redefine urban living in the Royal Borough of Kensington and Chelsea. The development comprises 462 apartments within seven modern blocks, with the tallest structure reaching 33 storeys. This impressive height places it among the tallest buildings in the area, offering breathtaking views of the surrounding landscape.

Project Development and Key Challenges

Complete Group is actively engaged on-site, overseeing the main construction works following an extensive 12-month Pre-Construction Services Agreement (PCSA). During this period, our dedicated team provided invaluable cost and buildability insights, effectively de-risking the project. The successful navigation of complex pre-commencement conditions was paramount. This included negotiations with Network Rail regarding an Asset Protection Agreement (APA) and devising a contentious phasing strategy that accounted for the adjoining Tesco store’s operations.

Innovative Engineering Solutions

One of the significant challenges in this ambitious mixed-use scheme was the existing Tesco store and car park, which posed considerable risks to deliverability. The irregular column grid of the new residential blocks did not align with the existing car park grid. In response, a specialized transfer structure was designed above the car park, composed of 1,500 tonnes of steel plate girders. This innovative solution allows loads from the new blocks to be transferred into newly constructed columns positioned around the existing car park framework, ensuring structural integrity and facilitating smooth progression of the project.
