The redevelopment of 5 Chancery Lane marks a significant milestone in sustainable architecture. Complete Group is the main contractor for all groundworks and civil works involved in this extensive project. The proposal seeks to increase the Gross External Area (GEA) of the existing building by 15% through innovative strategies such as infilling an existing atrium and the incorporation of two new floors, crowned with a state-of-the-art cross-laminated timber roof terrace.
Sustainability Goals
Originally constructed in 1910, 5 Chancery Lane is set to undergo sustainable retrofitting, resulting in 100,000 square feet of modern office space at the heart of London, positioned between Holborn and Fleet Street. The new design is expected to deliver an estimated annual CO2 saving of 540 tonnes, equivalent to the emission reductions of approximately 43 buses. By retaining 86% of the existing building’s structure, this redevelopment will also achieve a total CO2 reduction of 4,800 tonnes, thereby significantly minimizing construction waste.
Energy Efficiency and BREEAM Certification
The office spaces within the newly designed building have been meticulously crafted to minimize operational carbon emissions and water consumption. This is achieved through tailored operational procedures that enhance energy efficiency. Additionally, the retrofit scheme is pre-assessed to meet BREEAM Excellent requirements, ensuring that the entire operational life of the building promotes carbon efficiency and low embodied carbon costs.
